What affects the price
- Square footage and layout — open rooms vs many halls and closets
- Material and floor style: species, strip or plank, wide plank, herringbone, parquet, borders, stairs and rails
- Refinishing scope: buff and recoat vs full sand, stain and finish
- Repairs and subfloor work before the new floor goes down or the old one is sanded
- Natural finish vs stain or a custom colour match, and the finish system
- Base mouldings or quarter round, if included
- Access: walk-ups, elevator booking, co-op work windows
What affects the days on site
Job length depends on square footage, repairs, stain versus natural, finish type, and building access, so it is confirmed on the estimate rather than published as a fixed day count. With water-based polyurethane, coats are typically about one hour apart and foot traffic is within about 24 hours after the last coat. Oil-based polyurethane needs about 12 hours between coats, with foot traffic recommended after 24–48 hours.
Co-ops, condos and apartments
Many co-op and condo buildings require an approved contractor and a certificate of insurance. We are licensed and insured, can provide that paperwork, and plan hallway protection and work hours around the building’s rules.
