Newer and rebuilt houses

Newer Staten Island houses, including homes rebuilt near the shore, sometimes include hot-water radiant on the ground floor or in a finished basement. Remodeled bathrooms often add electric mats. Because these rooms sit on or near concrete, the floor above has to handle both heat and possible moisture from below.

Choosing a floor near the water

In homes near Midland Beach, South Beach and other shore areas, moisture is a real concern on ground floors. Over a heated slab there, porcelain tile and waterproof vinyl plank rated for radiant heat are the safest choices. Engineered wood can work when the slab tests dry and the owner wants a wood look, installed with the moisture protection the flooring maker requires. Solid hardwood is usually not advised on a heated slab near the shore.

When a heated kitchen or family room connects to rooms with existing hardwood, the new floor has to meet the old at a sensible height and color. We plan the thickness of the new floor and the transition strip before ordering, and we can refinish the existing wood at the same time so everything looks finished together. Driveway access makes staging these combined jobs easier.

Acclimation and board stability near the shore

Wood-look floors over a heated slab on Staten Island need time to adjust before they go down. Engineered planks are delivered and left in the room at normal living conditions for the period the flooring maker sets, so they reach the same moisture level as the house. Narrower planks, and products with a stable top layer over a cross-laid core, hold their shape better over heat than wide solid boards. Near the water, where summer air is damp and winter heat is dry, we suggest keeping indoor humidity within the maker’s range all year. That habit does more than anything else to limit gaps in January and swelling in August.
