Dust control for apartments and co-ops
We use Hummel and Galaxy sanders with inbuilt vacuums for minimum dust, so belongings do not need to be wrapped in plastic for sanding dust alone. Some fine dust and odor are still normal, especially with oil-based finish, and we plan hallway protection and neighbor-friendly hours when the building requires them.

Walk-through
We confirm species, wear, repairs, and stain or finish choice on a free on-site visit.
Sand
The existing finish plus about 1/32 inch of wood comes off with the vacuum-equipped sanders.
Repair
Wood filler goes in where sanding alone will not fix gaps or damage. Failed boards can be replaced before the sand.
Stain (optional)
Match existing, choose a new color, or leave it natural. We sand test spots on site so you approve the color in your own light.
Finish
Water-based polyurethane in three coats is the default. Oil-based is available when you want that look and accept longer dry times and more odor.
Staying home during the job
Many residents stay home when the work goes room by room and the finish is low-odor water-based. With water-based polyurethane, coats are about an hour apart and foot traffic is typically fine within 24 hours of the last coat. Oil-based needs about 12 hours between coats and 24 to 48 hours before traffic, so it is harder to live around in a small apartment.
Keep pets off the work floors during sanding, staining, and finish coats. We will tell you when soft-paw traffic is OK after the last coat.
Stain colors for prewar and modern rooms
Natural and clear finishes keep oak and maple honest. Light and gray tones suit modern open plans, though some species need bleaching or pickling first. Yes. We plan around building work windows, protect hallways and shared landings, and can provide proof of insurance for the board.
Can engineered hardwood be refinished?
Often, when the wear layer is thick enough to sand. Thin wear layers may only allow a light screen and recoat. We check the remaining wood before promising a full sand.
Which finish is best for an occupied apartment?
Water-based polyurethane. It dries fast, has very low odor, and is our default for occupied homes. Oil-based is available if you prefer it.
