How water shows up in Brooklyn floors

Old housing stock means plenty of ways for water to reach wood. A leaking radiator valve in a prewar walk-up, a washing machine hose that let go, an upstairs neighbor with a bathtub overflow, a brownstone roof that finally gave way, or a garden level that takes on moisture after heavy rain can all leave their mark. The signs are familiar: edges of boards rising so each plank looks like a shallow dish, gray or black blotches where water sat under a rug, gaps opening as wood dries, and spots that feel spongy underfoot.

Not every wet floor is ruined. Hardwood often flattens a good deal once the source is stopped and the room dries out, and a floor that looks alarming in week one can be a straightforward refinish a month later. Our job is to tell you which situation you are in.

What we check before any repair

Sanding or replacing boards over wet wood is wasted work, so the first visit is an inspection. We look at how far the damage spreads, whether boards have cupped, crowned or buckled, and whether dark marks sit on the surface or run deep into the grain. We check for soft or separating subfloor layers, rusted or popped fasteners, and any sign that moisture is still coming in.

If the base underneath is still damp, we say so plainly and recommend giving it time before we close anything up. Fixing the plumbing, roof or wall that caused the leak is outside our trade, so we ask that the source be stopped first.

Repair options, from light to full

Sand and refinish

When boards have settled close to flat and surface marks are shallow, a full sand removes the ridges and staining, and fresh coats protect the wood again.

Board and plank replacement

Planks that are black through, split or rotten are pulled and new ones woven into the surrounding floor, matched as closely as possible for species, width and grade.

Color blending

New boards are lighter than wood that has aged for decades, so after sanding we stain and finish the whole room as one surface to hide the patch. Our Brooklyn staining page explains how we test colors.

Subfloor work

Soft or warped sections of the base are cut out and rebuilt so the new wood has something solid to fasten to.

Larger replacement

If most of the room is ruined, the wear layer is gone, or moisture keeps returning, a new floor is the honest answer, and we can install solid or engineered wood.

Repair or replace: an honest call

Replacement makes sense when boards are rotten, cupped past the point where sanding can flatten them, already too thin from earlier refinishing, or when a leak keeps coming back. What affects the cost

  • Board matching: common oak strip is easy to source; wide, old-growth or unusual species take more effort.
  • Subfloor condition: whether the base is sound or needs sections rebuilt.
  • Finish scope: a spot blend, or a full sand and new coats across connected rooms.
  • Moisture timing: floors that need drying time before work can start may be scheduled in stages.

Keeping the next leak from doing as much harm

After a repair, a few habits help protect the floor. Keep an eye on radiator valves and the floor around them each heating season. Use trays under washing machines and dishwashers where possible, and do not let wet mats or plant pots sit on bare wood. Blot spills quickly, and if water does get under a rug, lift it so the boards can breathe. A well-maintained polyurethane coat also slows how fast water soaks in, which is one more reason to recoat before the finish wears through. Frequently asked questions

My hardwood cupped after a leak. Will it flatten on its own?

Often it settles a good deal once the source is stopped and the room dries. We recommend waiting and checking again before sanding, because sanding cupped boards too early can leave them crowned later.

Can you replace only the damaged boards?

Yes, when the rest of the floor is sound. We weave in matched boards and usually sand and finish the room so the patch blends in.

Will the new boards match my old floor?

We match species, width and grade as closely as possible, then stain and finish everything together. Very old or unusual wood can be harder to source, and we tell you upfront.

Do you check the subfloor for moisture?

Yes. We look for soft spots, damp plywood and failed fasteners before any repair, and we will not close up a base that is still wet.

Can you work with my building and insurance paperwork?

We are licensed and insured, can provide a certificate of insurance for your co-op or condo, and give you a written scope of the repair.

When is replacing the whole floor the better choice?

When boards are rotten, too thin to sand, cupped beyond repair, or the moisture problem keeps returning. We explain the tradeoffs during the visit.
