It is also quiet, warm and easy to maintain with sweeping and a damp mop, and a solid cork floor can be recoated or even sanded and refinished later. For high-turnover units we usually point owners toward sturdier floors, and suggest cork for owner-occupied apartments or quieter buildings where tenants stay longer.

Preparing old floors for cork

Cork telegraphs whatever is under it, so the base has to be flat. In older Bronx apartments that often means removing layers of old tile or sheet flooring, patching low spots around radiators and grinding high ridges in the concrete. Keeping cork looking good

Felt pads under every chair and table leg are the simplest protection, with coasters under heavy pieces such as pianos and bookcases. Windows facing south or west can fade cork over time, so shades help. Every three to five years, a fresh coat of polyurethane restores the surface. Cork naturally resists mold, mildew and insects, which suits older buildings, though standing water should never be left on it.

What affects the cost
