Bathrooms first

The heated floor we see most in the Bronx is an electric mat set under a new bathroom floor, often during a full bath remodel in a co-op or house. Tile and stone are the natural choices because they carry heat well and handle water. We set the tile over the mat with care so the cable is not nicked by a trowel or cut, using setting materials approved for heated floors.

Riverdale and Fieldston houses

Larger houses in Riverdale and Fieldston sometimes have hot-water radiant added during renovations, especially in kitchens, family rooms and finished lower levels. Over these systems, engineered wood is usually the wood choice, and tile suits kitchens and entries. After the floor is laid

Tile needs its setting materials to cure before the heat is turned up, and wood needs a gradual start. We pass the curing time and the flooring maker’s guidance on to the owner or super. In occupied buildings, a note for the tenant explaining how to use the heated floor avoids problems in the first winter.

Old buildings, new heat

Adding a heated floor inside a prewar Bronx building is usually limited to bathrooms and kitchens, because the concrete and fill below were never designed for tubing and raising the floor height across a whole apartment is difficult at doors and radiators. Electric mats add very little height, which is why they are common in bath remodels. We measure the finished height at the door, the tub and the toilet flange before tile is chosen, so the heated floor fits the room without awkward steps.

What affects the cost
