What we find under Brooklyn floors

A brownstone built in the 1890s rarely has a single tidy layer under the living room. Pull back the top boards and you may see original pine plank laid straight across the joists, a sheet of lauan someone added in the seventies, vinyl tiles glued over that, and a few patches of newer plywood near the kitchen. Row houses in Crown Heights and Flatbush often show joists that have settled toward the middle wall. Garden apartments and ground-floor stores in Sunset Park or Williamsburg usually sit on concrete, sometimes with wood strips fastened to the slab long ago.

None of that is a problem by itself. It only becomes one when the new floor is chosen without knowing it is there. So the first thing we do on any Brooklyn visit is look, probe soft spots, take moisture readings and note how far the floor is out of level before we suggest a material.

The work we do on the base

Tear-out and haul-away

We lift the existing finish flooring and any failed underlayment, bag the debris and take it off site, planning the carry-out around stoops, narrow stairs and shared hallways.

Fastening loose sheets

Squeaks and bounce usually mean plywood or plank has pulled away from the joists. We screw those areas back down so the base stops moving.

Replacing rotted sections

Wood that has gone soft from an old leak, a radiator valve or a bathroom overflow gets cut back to solid material and replaced with new plywood.

Leveling dips and humps

We feather out low areas and grind or plane high ridges so boards, plank or tile can lie flat without rocking.

Underlayment

Floating products get a cushioned layer where the base is not perfectly true, and co-ops that require a sound mat get the approved type.

Choosing the floor to suit the base

The layer underneath decides a lot about what can go on top. Solid hardwood needs a sound plywood deck it can be nailed or stapled into, which is why above-grade brownstone rooms with a firm wood base are the natural home for it. Engineered boards have a layered core that tolerates humidity swings better and can be nailed, glued down or floated, so they are often the better answer over concrete, in garden levels, or above radiant heat when the manufacturer allows it. Vinyl plank also goes over a slab once the moisture readings are acceptable.

After a leak or flood

Water is the most common reason a Brooklyn subfloor fails. Boards that cupped after a burst pipe often pull their nails loose, and the wood beneath can stay damp long after the surface looks dry. Before we sand or replace anything, we check for wet or spongy spots, lingering moisture and fasteners that let go. If the base needs to dry out or be rebuilt, that goes on the estimate, because a new finish laid over hidden moisture will not hold up. What affects the cost

Base work is quoted once we have seen the room, and it appears as its own line on your estimate so you know exactly what is included. The main factors are:

  • Area: how many square feet need attention, and whether it is one patch or a whole floor.
  • Layers to remove: old flooring, glued tiles, earlier plywood patches or strips fastened to concrete.
  • Damage: the amount of soft or rotted wood that has to be cut out and replaced.
  • Leveling: how far the floor is out of flat, and whether doorways, cabinets and radiator pipes limit the build-up.
  • Underlayment: cushioned, moisture or sound-rated layers your product or building calls for.
  • Access: walk-up floors, parking on the block and building work hours.

Co-ops, row houses and shops

In co-op buildings around Brooklyn Heights, Park Slope and DUMBO, tear-out is the loudest part of the job, so we book it inside permitted hours, protect common hallways and bring a certificate of insurance for the managing agent. We are licensed and insured, and base repairs are covered by the same 5-year workmanship warranty written on the rest of your job.

Why fix the subfloor before a new floor goes in?

Every finished floor copies the surface under it. Loose, soft or uneven base material leads to squeaks, gaps, cracked tile and boards that move, so we correct it first.

Can you tell if my Brooklyn subfloor is still wet from a leak?

Yes. We take moisture readings and probe for soft areas at the measure. If drying time or replacement is needed, we write that into the estimate before any other work.

How flat can you make an old brownstone floor?

We can usually improve it a great deal, but a century-old house may not become perfectly level. We show you what is realistic and how it affects thresholds before we begin.

Will my co-op ask for a sound underlayment?

Many Brooklyn co-ops and condos do. Send us the alteration agreement and we pick an underlayment that meets it.
