Nassau houses and their floors

Colonials, capes, high ranches and split-levels across Nassau commonly have red oak strip flooring, sometimes under old wall-to-wall coverings that were pulled up recently. Red oak has strong grain and a warm, slightly pink tone. It takes browns well, but pale gray and whitewashed looks can come out uneven or pinkish unless the approach is adjusted. Additions built later may use a different species or width, which also changes how stain looks from room to room.

Picking a color with the whole house in mind

Stain decisions in a Nassau house are rarely about one room. The hall, stairs, living room and dining room are usually one continuous floor, so the color has to work with the kitchen cabinets, the stair railing and the trim throughout. We put test spots in the main path, near the cabinets and on a stair tread if it will be stained too. Seeing the tests at different times of day helps, since south-facing rooms and shaded rooms can make the same stain look quite different.

Humid summers slow down drying, especially for oil-based finishes, and a floor that is coated too quickly can stay soft or cloud. In summer we allow extra time between stain and first coat, and we may suggest running the air conditioning to hold the house steady. Getting a house ready to sell

Owners preparing a Nassau house for sale often ask which color will appeal to the most buyers. We cannot promise a result, but neutral mid-tones with a satin finish tend to suit the widest range of furniture and photographs.
