What sits under Manhattan floors
Opening up an old Manhattan floor often reveals layers: original strip or parquet, later plywood patches, old sleepers over concrete, or leveling compound from a previous renovation. Prewar buildings sometimes have floors that slope noticeably from one side of the apartment to the other. Tear-out and leveling are the noisiest parts of any floor job, so they are scheduled inside the building’s quiet hours. Debris goes out in the freight elevator at booked times, and corridors are protected. Many co-op and condo alteration agreements specify an underlayment or sound rating, and we read those rules with you before choosing materials. We are licensed and insured and supply the paperwork management asks for.
Matching the base to the new floor
Solid hardwood needs sound plywood; engineered boards and vinyl plank can go over concrete when the product and moisture readings allow; tile needs the flattest, stiffest base of all. When old sleepers or compound have to go
Some Manhattan apartments sit on wood sleepers laid over concrete decades ago, and others carry thick leveling compound from an earlier renovation. Sleepers can rot where leaks have reached them, and old compound can crack or lose its bond, which shows up as hollow spots or cracked tile. When either happens, the fix may mean removing a section down to the slab and rebuilding it. That affects floor height at doorways, kitchen cabinets and radiator pipes, so we measure those points before recommending an approach. In co-ops, removing material down to the slab may need board approval, and we help you describe the scope clearly for the alteration package. The goal is a flat, stable base that suits the new floor and keeps the apartment’s doorways and fixtures working.
