Tile flooring installation in the Bronx: what to expect

Bronx tile work is mostly baths and kitchens in apartments, plus lobbies and entries in buildings and houses. Our crew comes up from Brooklyn and plans access with the building first. Along the walls, the new tile meets the baseboards, and shoe molding or quarter round hides the gap left for movement. We can reuse sound trim or install new.

Tile in Bronx apartments and buildings

Apartment baths and kitchens are the core of Bronx tile work, often during a rental turnover or a co-op renovation. Rentals favor glazed ceramic or porcelain that stands up to years of tenants; co-op owners sometimes choose stone for a bath. Building entries and lobbies take heavier traffic and need a hard-wearing tile with a surface that is not slippery when wet.

Tile, setting materials and tools are heavy, so deliveries are timed around curb space and elevator windows. The super gets a schedule and the managing agent gets an insurance certificate. Hallways are protected while material moves, and noisy cutting happens inside allowed hours. In older buildings, the subfloor in a bath may have been patched many times, so we check it for soft spots and flatness before layout.

Getting a rental back on the market

For owners and supers turning a unit, a tile job has to be done on time and survive tenants. We plan the order of work so the bath or kitchen is usable again as soon as possible, choose grout colors that hide wear, and leave spare tile for future repairs. Old bathroom floors in Bronx buildings

Many Bronx bathrooms still have small mosaic tile from when the building went up, sometimes with layers of later tile or vinyl on top. Taking up several layers can raise questions about the floor underneath, so we look at the height at the door and the condition of the base before deciding whether to remove everything or build up from a sound layer. Old cast-iron tubs and toilet flanges set limits on how thick the new floor can be, and the new tile has to finish neatly around them. In kitchens, the tile usually runs under the refrigerator space and stops at cabinets, with a transition to the living area. We explain these choices before work starts so the owner or co-op shareholder knows how the finished floor will meet doors, tubs and fixtures.

What affects the cost
