Apartment floors on concrete
Many Bronx apartment buildings have concrete floors with wood sleepers, a mortar bed or leveling compound on top. Over the decades, radiator leaks, bathroom overflows and old repairs can leave rotted sleepers, crumbling fill or uneven patches. These show up as dips, hollow sounds and floors that flex near the radiator. We find the extent of the problem and decide whether to replace sleepers, pour new leveling material or cut out and rebuild a section.
Houses and wood subfloors
Bronx houses from the early and middle twentieth century often have diagonal plank subfloors under oak strip, with plywood patches where plumbing or walls were changed. Planks can shrink and loosen, and patches may sit high or low. Before a new floor, we re-fasten loose planks, replace soft sections and level patches so the new floor lies flat.

Choosing the new floor
Once the base is sound, the floor choice follows the room and use. Solid hardwood needs a sound wood nailing base. Engineered wood and vinyl plank can go over properly prepared concrete when the product allows. Tile needs a stiff, flat base with no flex. We make sure the repair suits the floor you plan to install, so nothing has to be redone later.
Floors that feel uneven after decades
Owners of older Bronx buildings often describe floors that slope toward the middle of the building or dip near a wall. Some of that is normal settling that is not worth chasing, and some is local damage that should be fixed. We separate the two: local soft spots, rotted sleepers and failed patches are repaired, while a gentle overall slope is noted and, if needed, flattened only in the rooms where the new floor requires it. That keeps the work focused where it makes a real difference.
