Lower-level floors are on concrete, so we check for moisture and cracks before layout. Upstairs, the subfloor is checked for stiffness, because a floor that bounces will crack grout. Old flooring comes up where it would raise the new tile too high against doors and cabinets.

Layout, grout and care

Layout starts from the main doorway so cuts land at the walls. Larger tile means fewer grout lines but needs a flatter base; smaller tile is more forgiving on older floors. Grout is chosen with the tile: darker grout hides wear in entries and kitchens, lighter grout suits baths that get less grit. Glazed tile needs little more than sweeping and mopping afterward. Tile rarely stands alone in a house. In a kitchen that opens onto a family room, the tile edge should line up with the cabinet run or an island rather than wander across the open space. In an upstairs bath, the threshold at the door has to sit at a height that works with the hall hardwood and lets the door swing freely. In a lower-level entry, the tile often meets vinyl plank or a stair, and we plan a trim piece so the edge is protected. Color decisions are easier when you see samples on the actual floor in your own light, so we bring options to the visit. If the rest of the house is being refinished at the same time, we sequence the jobs so tile setting and wood sanding do not overlap in the same rooms.
