Pattern floors in Manhattan apartments
Prewar Manhattan apartments are where most original parquet in the city still lives, often with a border running around the room. When blocks are loose or missing, the field can usually be repaired and refinished rather than torn out, as long as enough wood remains above the tongue.
New herringbone or chevron is a common request in co-op and condo renovations. Pattern work needs a flat, true subfloor, because a small error at the starting line grows across a long room.

Boards cut at the ends so they meet in a V point.

A border or medallion frames the field, and old borders can be repaired to line up again.

In duplexes and townhouse apartments, stairs are scoped separately and matched to the hall.
Scheduling pattern work in a building
Herringbone and chevron take roughly twice the labor of a straight install, so board rules about noisy hours matter more here than on a simple floor. We book elevator time, protect corridors and give the managing agent a written plan. Unfinished pattern floors are stained if you want and finished with low-odor water-based polyurethane. What affects the cost
Patterned floors depend mostly on the room size, the pattern and the wood you choose, since herringbone and chevron take more cutting than straight boards. Can old Manhattan parquet be saved?
Often. If blocks still have sanding life and the bed is mostly sound, loose blocks are reset, missing ones replaced and the field refinished.
