From tear-out to trim
Old flooring comes up first, and the base underneath is inspected for soft or uneven spots. Boards go down nailed, glued or floated to suit the subfloor, and baseboard or shoe moulding can go in at the same time. A typical apartment install runs a few working days, longer when tear-out or leveling is heavy. Picking a floor that suits the building
In a Bronx co-op, the alteration agreement may ask for sound underlayment under new wood so the neighbors below are not disturbed, and some boards set rules about glue-down versus floating floors. We read those rules with you before choosing a product. In a rental, the priorities shift toward a finish that shrugs off moving boxes and furniture legs, and a medium or flat sheen that hides scuffs between tenants. Red oak and white oak are the usual species for these jobs because boards are easy to match later if one gets damaged. In a Riverdale or Throgs Neck house, where there is no board to answer to, wider planks and site-finished floors are easier to schedule, and the crew can stage in the driveway or garage instead of a lobby. Whatever the building, we write the product, the method and the schedule into the estimate so the owner, the super and the crew all work from the same plan.

What affects the cost
