Solid hardwood needs sound plywood; engineered boards and vinyl plank can go over concrete when the product and moisture readings allow; tile needs the flattest, stiffest base of all. Problems we find under Nassau floors

Opening up an old floor in a Nassau house tells a story. Colonials and capes often have plank subfloors under later plywood patches, and those patches can sit slightly high or low. Split-levels may have a slab that dips toward a drain or an exterior wall, which a floating floor will follow unless it is leveled first. Finished basements sometimes hide plywood laid straight on concrete that has stayed damp for years and gone soft. Around bathrooms and kitchens, past leaks can leave dark, delaminated areas that feel spongy underfoot. Each of these is fixed differently: damaged sections are cut out and replaced, loose areas are fastened down, and low spots are filled so the new floor lies flat. For slabs, a moisture reading decides whether the new floor can go straight on concrete or needs a different product.
